Mebane's Buc-ee's Moment Hasn't Shown Up in the Comps Yet

On June 10, 2026, Governor Josh Stein and Buc-ee's CEO Arch "Beaver" Aplin III stood at a dirt lot off Trollingwood-Hawfields Road and broke ground on the first Buc-ee's in North Carolina. The travel center will run about 74,000 square feet, with 120 fueling positions and at least 200 full-time jobs once it opens. Aplin told the crowd that most of the traffic Buc-ee's generates is already on the interstate, and the store just needs to catch it on the way through.

That is the story most people in the Triangle have heard about Mebane this year: a small town at the I-40/I-85 crossroads landing a flagship retail project and a $192.5 million Thermo Fisher Scientific manufacturing plant in the same stretch of months. If you are house-hunting and you have read the headlines, the instinct is obvious. Buy now, before the boom shows up in the price.

Here is the problem with that instinct. The boom has not shown up in the price. Not yet, and the data explains exactly why.

The Story Everyone Is Telling About Mebane

The two projects are genuinely significant. Thermo Fisher's 375,000-square-foot facility, developed through a co-investment with the U.S. Department of Health and Human Services, makes pipettes for medical research and clinical labs, and at peak capacity it will produce 43 million of them a week. Buc-ee's is paying for its own road work, an estimated $6 to $11 million to help fund the interchange and bridge improvements the North Carolina Department of Transportation is building at Exit 152, because the company would rather control the timeline of the infrastructure it depends on than wait on a public works schedule.

Both projects say something real about how the state and a major private employer are betting on this stretch of Alamance County. Neither one has finished yet. Thermo Fisher's plant is open but still ramping its workforce. Buc-ee's has not poured a foundation slab that anyone can see from the road. That distinction matters more than it sounds like it should, because it is the entire explanation for what the resale market is doing right now.

What the Actual Sales Data Says Right Now

If Mebane's housing market were already pricing in the Buc-ee's and Thermo Fisher news, you would expect rising sale prices and shrinking time on market. Instead, several independent trackers point the other direction.

In the three months ending June 2026, the median sale price in Mebane was $375,000, down 2.7 percent from the same period a year earlier, and homes were taking an average of 44 days to sell, up from 39 days the year before. A separate May 2026 snapshot showed the median sale price at $362,500, a 4.5 percent drop from May 2025, with days on market nearly doubling from 31 to 57. By September 2026, the median list price sellers were asking for had climbed to roughly $393,000, essentially flat compared to a year earlier.

Line those numbers up and a pattern appears that a single data point would hide.

Sellers are asking $393,000 to $407,000 for homes currently on the market. Buyers are actually closing at $362,500 to $375,000. That is a gap of roughly $30,000 to $45,000 between what a Mebane seller thinks their home is worth and what the market is currently paying for it, and homes are sitting on the market noticeably longer than they were a year ago before that gap closes through a price cut or a negotiated concession.

One interesting wrinkle: price per square foot moved in the opposite direction. It climbed from $192 a year earlier to $196.31 in May 2026, then to $206.50 by the most recent reading a few weeks later. Higher price per square foot alongside a falling median sale price usually means the mix of homes actually closing has shifted toward smaller properties, while larger or higher-priced listings are the ones sitting unsold. That is a market where sellers of bigger homes are pricing for a future that has not arrived yet.

Why the Timeline Matters More Than the Headline

None of this means Mebane's growth story is wrong. It means the timeline is longer than a groundbreaking photo suggests.

Buc-ee's is targeting a Q4 2027 opening, and that date depends on NCDOT finishing the widening of Trollingwood-Hawfields Road to two lanes in each direction and completing the diverging diamond interchange at Exit 152, work that is scheduled to wrap up around mid-2027. Until that road work and the store itself are finished, none of the 200 jobs, none of the retail draw, and none of the traffic pattern Buc-ee's is built around actually exist for anyone driving through Mebane today.

Thermo Fisher tells a similar story from the employment side. The plant is open and running, but as of its most recent public update it employed 45 people against a planned 100. A facility that has not finished hiring has not finished sending new households looking for homes near it either.

Housing markets respond to jobs people already have and traffic patterns that already exist, not to press releases about jobs and traffic that are still eighteen months out. Right now, Mebane's resale data is describing an ordinary, slightly cooling suburban market. The infrastructure and employment story is real, but it is still upstream of the comps.

What This Means If You're House-Hunting in Mebane Right Now

If you are relocating for a job in the Triangle or the Triad and you like what Mebane offers, the current gap between asking price and sale price is worth using. A seller whose home has been sitting for 50 or 60 days, priced against a $393,000 to $407,000 story that the comps do not yet support, is a seller who should be receptive to an offer grounded in what has actually closed in the last 90 days, not what the listing agent hoped for.

Where in town you are looking changes how this plays out. Homes closer to the Exit 152 corridor, along Trollingwood-Hawfields Road, are the ones most directly tied to the Buc-ee's timeline and will likely feel construction noise and detours before they feel any commercial upside. Homes closer to downtown Mebane's Fifth Street, or near Lake Michael Park, sit further from the construction zone and are less affected by the interchange work in the near term, even if they eventually benefit from the same broader economic momentum.

If you already own in Mebane and you are thinking about listing, the September 2026 asking prices in the $390,000s reflect the story, not the sales. Pricing to last year's median-plus-Buc-ee's-optimism is a good way to end up in the 60-plus days on market column instead of the sold column. Pricing closer to what has actually closed in your immediate area over the last quarter gives you a much better shot at a clean transaction.

A Few Questions Worth Answering Directly

Is Mebane in Alamance County or Orange County? Both. The city limits cross the county line, so which side of Mebane a home sits on determines property tax rate and school assignment even though the address says Mebane either way.

Will the Exit 152 construction affect my commute if I move to Mebane now? Likely yes, at least intermittently. NCDOT's widening and interchange work along Trollingwood-Hawfields Road is active through the Buc-ee's build-out, and anyone commuting through that stretch of I-40/I-85 should expect periodic lane shifts and delays into 2027.

Should I wait until Buc-ee's opens to buy? There is no data suggesting prices will jump the day the doors open. Infrastructure-driven appreciation tends to show up gradually, tied to when jobs and traffic actually materialize, not to a single opening date. Waiting means giving up the current list-to-sale gap in exchange for a future that is not guaranteed on any particular timeline.

Where This Leaves You

Mebane is not overhyped and it is not underpriced by accident. It is a market where the future is better documented than the present, and where the gap between the two is currently working in a buyer's favor. That will not last forever. NCDOT's road work has a target completion date, Buc-ee's has an opening date, and Thermo Fisher is still hiring toward its full headcount. Once those things land, the comps will catch up.
